Why design-build still matters in Montreal

Separating design from construction is a habit. Integrating them is how luxury work stays on drawing, on budget, and on time.

Montreal’s housing stock is unforgiving: stone, plaster, tight lots, a climate that punishes weak envelopes. Drawings that have never met a builder accumulate optimism. Builders who inherit a decorative set accumulate change orders. Design-build is simply the refusal of that split.

When millwork, structure, and lighting are decided together, the stair is an object rather than a leftover. When estimating sits in the same studio as design, the stone that cannot be afforded is replaced before it is loved. When the project manager has been in the drawing, the site does not become a negotiation.

This is not faster for its own sake. It is calmer. Clients in Westmount and Outremont do not want theatre. They want a partner who can answer for the whole.
