Design & estimate
Feasibility, vision, and a transparent estimate — materials, labour, milestones — before a wall is opened.

On-site direction
Regular presence, sequenced trades, a clean site. You see the work as it happens; you are never left wondering.

Finishing & handover
Millwork, stone, paint, and a comprehensive walkthrough. The house is returned pristine, with a documented close-out.
Typical ranges
Orders of magnitude, not a quote.
Kitchen
5–8 months
Typically $150k–$400k+
Driven by millwork, stone, and whether services move. A cosmetic refresh is a different register from a chef’s kitchen with a structural island.
Primary ensuite
4–6 months
Typically $80k–$200k+
Waterproofing, falls, heating, and stone — not the fixtures. A luxury bathroom that skips flood testing is a future claim.
Full-floor interior
8–14 months
A construction budget, not a decorating one
Layout, millwork, floors, and light as one drawing. Cost moves with structural openings and the number of decisions still open when demolition starts.
Addition / envelope
10–18 months
Set by structure, zoning, and winter close-in
Permits and engineering sit in front of the pretty drawing. Montreal freeze-thaw is not a brochure climate.
What preconstruction is
A measured survey, a buildable set, and an estimate written from assemblies — not a number given on a first call. It is a defined fee, and the cheapest moment to be expensive.
What you decide in week two
Which rooms are in. Whether wet services move. The material language of the house — timber, stone, metal — before a fabric is loved. Occupancy during the work.
What we will not guess
Hidden plumbing, settlement, and uninsulated cavities in Montreal housing stock are written as allowances, not surprises. If a number is required before a survey, it is not an estimate.
